The Mortgage Manager allows you to add, track, and co-market to leads given to from your referral partners.
- Start by clicking the Add Contact icon inside the Main menu group. This will open the New Contact screen (Figure 1).
- Add the typical contact fields including First Name, Last Name, Status (usually "New Lead" or "Prospect" at this point), Borrower Phone Numbers, and Borrower Addresses.
- Set Lead Source to: "Referral Partner"

- The key step is to link your contact to the referral partner that gave you the lead. This is done by clicking the + button to the right of the Referral Contact field (Figure 2). This gives you two options to choose from: 1) Add New Item to add a new referral partner on-the-fly and 2) Find Item to find and link to a referral partner already in your database. In this example we'll use the Find Item option. You can learn more about adding a referral partner in this support post: Add a Referral Partner.

- Click Find Item to open the Find Client screen
- Enter your criteria to find the referral partner (typically, Last Name and the first couple letters of the Company Name and click on the Find Now button. This provides the list of matching contacts (Figure 3). Double click on a contact to select the referral partner.

- This will return you to the Contact General tab where you will see the name and company of the referral partner displayed in the Referral Contact field (Figure 4). This links the two contacts together for referral partner reporting, automated notifications, and co-marketing efforts.

- Now you're ready to send out co-marketing e-mails to this contact that display both the referral contact's and loan officer's information and photos. Click on the E-Mail button to the right of the contact's e-mail address (Figure 5) to open the Edit Activity screen.

- Click on the Select Template button. If you have already selected the referral partner in the past, the name of the template will display in the drop down list for point and click selection or if you haven't already used the template, click the Browse option to locate the sample referral partner e-mail template from the File Explorer screen (Figure 6).

- Use the File Explorer (Figure 7) to find the template named: Referral Partner E-Mail.html located in the Company Wide\Templates\Mortgage\EMail Templates folder. Double click on the document's name to select the template.

- This will take you back to the Edit Activity screen where the merged version of the e-mail will appear. Scroll down the template to see the merged in referral partner and loan officer information. (Figure 8)

- Click Ok to save the e-mail and then click the Save icon at the top of the contact screen to send out the e-mail and save your new contact.
You can easily create your own referral partner e-mail templates by copying the Referral Partner Email.html template to use the same merge fields and image layout and then edit the body of the template to customize the content for your own set of messages that can include company introductions, property flyers, rate watch e-mails, etc.
